Entrance to the complex
The entrance is welcoming and heart-warming! A path that you will want to take; curiosity is followed by a smile when your eyes fall on the pleasant look of the complex. Stones, flowers, vegetation, nature... this is what needs to welcome the owners and curious passers-by. The entrances, in general, blend in with the image of the complex. Structure
The structure of the building will be erected on loadbearing walls and the framework will be one-way joists in plywood with a natural finish, lacquered or painted, depending on the areas. The roof structure will be built using a framework of one-way beams made of plywood in the style of houses in the Tramuntana Mountain Range.

Roof
Arabic tiles will be laid onto a sloped roof. Finished in traditional Mallorcan-style eaves. Zinc guttering will be installed with a downpipe on the facade for the collection of rainwater.
Facades
Every house is unique in terms of the details; both the colour of the shutters and the type of doors, windows and chimneys will be treated in a different way in each home, giving the complex added character, a pleasant, welcoming complex. The finish on the facades is applied using traditional Mallorcan techniques, with stonework in limestone with different treatments.

Carpentry
The interior carpentry will be completed in natural or lacquered wood veneer, depending on the home. The exterior carpentry will be wood or woodeffect aluminium. The windows of the homes will be double-glazed with a thermal break, and sidehung. Wood or lacquered aluminium shutters will be fitted in colours in keeping with those permitted for homes in Deià. The wardrobes will be lined with melamine and fitted with shelves and a rail.

Flooring
The flooring in general will be fired ceramic tiles with a rustic look, with small matching skirting boards, in terracotta colour, with dark grout. The terraces will have a cement finish. The toilet and bathroom floors will be non-slip and in a rustic finish. The floors in the basements will be concrete.

Finishes
The interior walls will be plastered. In general, the interior vertical finishes on all floors will be in white smooth latex paint. The wet areas of kitchens, bathrooms, toilets and laundry rooms will have small white ceramic tiles.The internal dividing walls will consist of brick partition walls. The water tanks will be lined with a waterproof finish.

Artificial stonework
The exteriors of the homes will be finished in natural stone such as limestone on ledges and thresholds.

Ceilings
Ceilings with beams in plywood with a natural finish, lacquered or painted in main rooms. The bathrooms will have false plaster ceilings. The ceilings will be finished in smooth latex paint.

Installations
Sanitation - plumbing: Stopcocks will be installed in each wet area. The homes have individual water meters and stopcocks on vertical surfaces. The interior bathrooms will be ventilated naturally using shunt ducts or inner patios.
Electricity: The interior installations will be embedded and protected with automatic circuit breakers on a control panel. Centralised installation of satellite TV with the necessary cabling for each home and sockets in bedrooms and living rooms. Intercom with monitor and camera in each home.

Heating and hot/cold air conditioning: Underfloor heating system and hi-tech air conditioning with maximum efficiency and minimum noise impact. Simple and modern.

Kitchens
Open-plan, adjoining the living room and providing company for whoever is cooking. Direct access to the patio wherever possible, depending on layout. Natural soft colours, beige, grey, sand... but with touches of Mediterranean colour. The kitchens include appliances and a double-bowl stainless steel sink and furniture. Marble or marble-effect worktop.

Lounge-Dining Room
Fireplace to create a warm atmosphere and a decorative space for logs.

Bedrooms
Warm, inviting and spacious bedrooms for relaxing, with dressing area. Access to terraces, where possible, depending on layout.

Bathrooms
Bathrooms equipped with white sanitaryware, sinks with vanity tops, toilet with its relevant accessories. Showers with rain shower head and small white ceramic tiles.
